PAVEMENTS

• Multi-layer parquet flooring made of light-coloured natural oak wood, with one plank, installed throughout the house, except kitchens, bathrooms and laundry rooms, which will have ceramic flooring. White painted wooden skirting around the perimeter of the rooms with parquet and in kitchens.

• Under the finishing flooring there is a 5-6 cm thick layer of mortar that is insulated below, all around, by a 5 mm thick acoustic sheet placed between the structure and this layer of mortar. In this way it is possible to reduce the transmission of noise by impact

INTERIOR CARPENTRY

​

• Entrance door with armored sheet lacquered in white on the inside. Wide-angle peephole and lower guillotine profile to improve watertightness and acoustics.

• Master cylinder for the entrance door, which allows access to community communication areas apart from the home itself. The cylinder will be delivered in a sealed box with 5 keys and a card with a specific code necessary to be able to request key copies from the manufacturer in a controlled manner.

• Smooth, semi-solid, 40 mm thick, white lacquered “block” type swing doors. Caps with American system with the same finish. Concealed vents in the upper beam to guarantee proper renewal of the interior air.

KITCHEN

​

• Kitchens equipped with tall modular cabinets with glossy white lacquered doors with a folding opening system. Base cabinets with large-format drawers in natural oak laminate image with full-extension roller guides and groove-type handles. Brake system on drawers and doors.

• Countertop and front return to the quartz agglomerate wall units of the Silestone Blanco Zeus brand. Side of the base unit in the same material.

​

• Franke brand stainless steel sink with 1 20 cm deep bowl placed under the counter. Chrome-plated Grohe Essence pull-out mixer tap with two different water jets.

​

• Gray porcelain stoneware flooring. Painted walls.

​

• Siemens appliances with induction hob and integrated dishwasher. Depending on the layout of the home, column cabinet with pyrolytic oven and microwave, decorative hood or filter unit.

• Space forecast for a 60×200 cm combined fridge.

CLEAN SPACE

• Homes with separate cleaning room: quartz agglomerate worktop with lower space for washing machine and dryer with condensate collection. DHW production equipment and wall heating. Stoneware flooring and tiled walls up to the ceiling.

• Dwellings with a laundry cupboard: stoneware flooring and cupboard-type doors. ACS production equipment and heating inside and lower space for washer-dryer

BATHROOMS

​

• Stoneware flooring and tiled with porcelain tiles. Back wall of the shower or bathtub covered with differentiated color and texture. White painted false ceiling.

• White Duravit ME-by-Stark sanitary ware hung on the wall, with a soft-close lid and a concealed flush cistern with a wall-mounted push button with an anti-fingerprint finish. Duravit Vero Air 50 countertop washbasins in Zeus White color Silestone or equivalent, with integrated shelf up to the mirror and Grohe Essence New mixer tap.

• Main bathroom with 3 or 4 pieces, depending on the distribution of the house. White Fiora Silex shower tray and Smart Control built-in thermostatic tap with double water outlet via hand shower with flexible hose and large-diameter ceiling shower head with rain function. Duravit L-Cube 2-drawer melamine bathroom cabinet with light oak wood image.

• Secondary 3-piece bathroom with Duravit Stark Rectangular acrylic bathtub and Grohtherm 2000 series concealed thermostatic faucet with height-adjustable hand shower. A built-in mirror with anti-fog resistance will be placed covering the front of the toilets.

• Bathrooms equipped with Cosmic Architect series accessories with shelf for towels in the bathtub or shower tray, wall hangers, toilet paper holder and hand towel hanger (model according to distribution of each bathroom).

HOME AUTOMATION

​

• Simon's iO system. Based on the internet of things, it allows different devices to be interconnected at will through a smartphone application that allows programming light points or plugs, motorized blinds, etc. The following functions are incorporated as endowment:

​

• Control of switching off the lights in the living-dining room from the main command, with the possibility of extending it to the entire house.

​

• General shutters closing control from main command.

​

• Apart from the provisional equipment, any mechanism can obtain connectivity with any other by incorporating a receiving device, without the need to extend wiring or do any type of work.

​

COMMUNICATIONS

​

• Collective antenna for the reception of the DTT/DAB/FM signal and satellite dish for the capture of the satellite signal initially oriented to Astra, which allows receiving the Digital+ signal.

​

• Cabling inside the building (from the RITI to the PAU of each user) with fiber optic, coaxial and twisted pair to allow access to telephone and broadband services, depending on the response of the operators (See note on foot).

​

• TV-SAT sockets in the living room, independent kitchen and in all bedrooms. Star signal distribution, with direct coaxial wiring from the PAU (user access point) located in the hall, to each of the signal outlets.

​

• Fiber optic connection point in the living room by pulling a 2-fiber cable from the PAU located at the entrance of the house, to the entry register in the living room, to allow the installation of the equipment. -pos operators (ONT + router) in the same living room.

​

• Cable TV service sockets with coaxial to the dining room and the master bedroom (See footnote).

​

• Data sockets with RJ45 connector and UTP cabling in the living room, kitchen and all bedrooms for the distribution of telephone and broadband (internet) services. Double socket in all rooms except the kitchen. Star wiring from the direct line PAU to each of the signal outlets.

​

  • In the living room, pre-installation of two boxes and a tube on the opposite wall of the room.

WATER SUPPLY

​

• Indoor installation of drinking water supply with cross-linked polyethylene tubes with stopcocks in wet rooms. There will be a general cut-off key in a manifold located in the false ceiling and accessible through the register.

DOMESTIC HOT WATER PRODUCTION

​

• Solar thermal panels and a watertight natural gas condensing mixed boiler for the generation of hot water when the contribution of the solar collection system does not reach the required temperature.

​

• The water from the network that reaches the gas boiler in each home is previously heated by a heat energy exchanger that takes advantage of the solar energy captured by the thermal solar panels installed on the roof of the building. In this way, energy savings are favored.

​

AIR CONDITIONING

​

• Air conditioning by means of heat pump with Inverter system of the Mitsubishi Electric brand.

​

• Independent thermostats in each room that allow the temperature and flow to be regulated according to the needs of each space.

​

• Air diffusion through acoustic fiber ducts and aluminum grilles with adjustable dampers located on the doors of the different rooms. Linear grids of architectural integration in the living-dining room. Return through plenum designed for cold air flow.

​

• Indoor units located in the false ceiling, equipped with filters that eliminate impurities from the recovered air, with access through a register in the false ceiling.

​

HEATING WITH RADIATORS

​

• Watertight natural gas condensing mixed boiler for the generation of heating by means of steel radiators, with two two-tube circuits below the pavement that feed the different emitters in a balanced way.

​

• Radiator towel rails in the bathrooms.

• Regulating thermostat in the living room

LIGHTNING

​

• Lighting in distributors, kitchen and bathrooms with non-adjustable LED spotlights embedded in the false ceiling.

• In the kitchen, a light point in the office area to hang a lamp. LED strips under the wall units with independent lighting.

• Lighting on terraces and solariums.

INDOOR AIR RENEWAL

​

• Mechanical ventilation system, individual for each dwelling, with admission of clean air from the outside through the closures of rooms and bedrooms (voluntary activation by turning the handle 45º), passing through the aerators of the interior doors towards the wet rooms (kitchen and bathrooms) from where it is extracted to the outside through the roof chimneys so that the outlet is more than 2 m from the intake. The aerators are in the upper part of the doors and are hidden by the cover of the crossbar.
